Rates
- 12% of monthly rent
- Half of the first month's rent as soon as the property is leased

- All communication should be in writing or via email (except emergencies)
- Maintenance issues and accounting can be tracked at any time on our website
Procedures
- Rent will be due on the 1st of the month with a 4-day grace period; late notices will be posted on the 6th of the month, and investment surplus transferred to owner’s account on the 15th
- Evictions will be filed as soon as the law allows for tenants in default
- Strict adherence to all federal and state laws
What We Need to Get Started
- Signed Property Management Agreement
- Signed ACH Form/Owner Questionnaire/Solvency Statement/W9
- 3 sets of keys: 2 for tenants and 1 for our office
- Declaration/certificate of insurance with Real Estate Gallery Property Management, Inc., named as additional insured
- Copies of any existing leases, pertinent payment history, and tenant information
- Transfer of any existing security deposit into our escrow account
- Any existing warranty contact information and policy numbers
- Maintenance escrow deposit
